荷兰国民住房担保基金(NHG)最新调查显示,越来越多房主预计未来难以支付固定居住成本。超过三分之一受访者坦言,其收入仅勉强覆盖甚至不足以支付所有生活开支及固定费用。

财务压力持续攀升
约21%受访者深陷财务焦虑。NHG指出,这类人群普遍出现失眠、无力感和高度压力症状。"三分之一民众明确表示'收入刚够维持生计',这涉及居住成本在内的多重支出压力,"NHG董事会主席卡拉·穆特斯透露。调查还发现,五分之一的房主被迫将度假津贴用于房屋维修等必要开支。
穆特斯强调:"当前抵押贷款违约率虽处历史低位,但民众忧虑情绪显著。人们会长期坚持偿还房贷,经济压力传导存在滞后性。"此次已是NHG第三次开展居住成本调研,自去年10月底以来,预计还款困难人群比例持续微增。

低息贷款群体面临冲击
NHG特别警示2015至2021年间办理房贷的群体。该时期贷款利率曾跌破1%的历史低位,但2022年起持续攀升,目前平均利率已达3.5%。尽管多数受访者对利率上涨并不担忧,但部分锁定十年超低利率的贷款人将面临月供激增。
"根据贷款期限差异,部分人当前或未来数年需承受更高利率,"穆特斯解释道,"具体增额取决于个人财务状况及贷款类型。经测算,每月净增还款额可能达数十甚至上百欧元。"
紧缩开支成普遍应对策略
穆特斯呼吁民众审视自身财务状况:"建议主动与贷款机构沟通,全面掌握还款细则。并非所有人都意识到风险所在。"尽管荷兰中央规划局上周报告显示多数国民收入增速高于支出,但NHG指出个体差异显著:"平均数据掩盖了部分家庭入不敷出的困境。这些家庭已通过削减娱乐消费、减少日常采购或增加工时来应对危机。"
NHG对还款困难人群增多表示担忧。穆特斯称:"即使面临财务困境,多数房主仍未寻求专业援助。我们可通过顾问和金融机构提供预算规划、职业指导等支持——请需要帮助者主动联系。"
